Prudential NW Realty Presents - Twilight Open House Season, Week 1!

For the next eight weeks or so, Prudential NW Realty Burien agents will be holding many of our listings open on Wednesdays from 3 - 6 pm.  Hopefully you will be seeing our signs all over the Burien/Highline/Normandy Park/Seatac/Tukwila/Des Moines area and beyond during that time.

Our goal is to get as many people/agents through the homes as possible, and sell our listings!! I mean, that's what our sellers would want, right?

So if you happen to see one of our signs as you're driving by on your way home from work, taking your kids to activities or whatever, and are curious about the home, stop in for a second and take a look. Even if you're not in the market for a home, you may know someone who is, and perhaps you can pass the word on to them.

We look forward to meeting you!

Look What You Can Buy for Under $300,000 in the White Center/Arbor Heights/Shorewood Area

I've pulled up some active listings in the 98146 zip code which includes parts of Burien, Shorewood, Arbor Heights and White Center.  I selected homes with 3 or more bedrooms, because that seems to be what people want.  There are currently 32 homes in the area with 3 or more bedrooms for under $300,000.  That amounts to a nice selection of homes in this entry level price range.

Happy House Hunting!

Recycle Your Old Fridge For Free AND Get Paid!

Just opened my Val-Pak coupons today, and while sorting through them I found a coupon from Seattle City Light.  Did you know that Seattle City Light will recycle your pre-2001 refrigerator for free?

According to SCL, an old refrigerator uses 3 times more energy than a newer one.  So they are offering to not only pick up the fridge for free, but also PAY YOU $30 for it!

Luckily for me, I was about to ditch my old fridge, and the way I usually do it is I call a company called JAACO, who will pick up your old appliance for around $30. Great service, but I think I'll let Seattle City Light pick up my fridge this time.

For more information, check your Val-Pak coupons, or call 1-877-577-0510, or check the website at www.seattle.gov/refrigerator.

Facing Foreclosure - "Produce the Note"

It has been all over the news today.  A new tactic that homeowners who are facing foreclosure can try, often times at the last minute, to stall the foreclosure.

it involves the three magic words: "Produce The Note".

The process looks easy enough, and makes sense.  As consumers we can plainly see how inefficient and bureaucratic the banks can be, and I see that even moreso in having to deal with short sales - it's a huge frustration point.

Finally, though, that inefficiency may be working in the consumers' favor, as often times bank notes are sold so often and in such large numbers that when asked to "Produce The Note", many banks have to then bring the process to a complete halt while representatives try to figure out exactly who has the note, and where that note might be.

In judicial foreclosure states, not having a note appears to be grounds for a judge to stop the foreclosure proceedings until one can be produced. However, Washington State is a non-judicial foreclosure state - if you remember back to when you signed your loan papers, there was a clause stating that in the event of non-payment of mortgage, that the bank then had the right to foreclose and auction the property at a trustee's sale.

The procedure for using the "Produce The Note" tactic in non-judicial foreclosure states such as ours is a bit more complicated.  For more information and guidance, click on the link below:

http://www.consumerwarningnetwork.com/2009/02/20/how-to-use-produce-the-note-in-non-judicial-foreclosure-states/

Basically, the main 'extra step' that needs to be taken is that you will need to file a lawsuit that asks the court to prevent the foreclosure until the bank produces proof of the original debt instrument(the "note").

I realize that for the cash-strapped the thought of hiring a lawyer may seem out of the realm of possibility.  Check for community organizations in your area that may be able to offer assistance or advice for this.  It's worth it if you really want to save your home.

Into Recycling? Cash-strapped for Christmas? Perhaps It's Time To Barter And Trade!

If there's a silver lining to this difficult financial crisis that most everyone in the U.S. is going through, it would probably be that as a society we would become much more conscious about the way we spend our life energy (i.e. money), and also be more open to finding alternative means of acquiring the goods and services that we need.  We'll also most likely re-assess what our needs actually are, and whittle down that list accordingly.

Bottom line: if you've never been in a thrift store or considered using second-hand goods before, or if you've never bartered items or services before, perhaps now is the time to explore this "new" world.  I've been doing these things to some extent for years.

My husband is a self-taught graphic designer / illustrator / artist.  By making logos for businesses, he's been able to cut our expenses in some areas.  When he designs a logo or t-shirt for my son's karate school, for example, he's able to get several months' free tuition in exchange.  Also, we have a tea business, so sometimes I am able to barter with people for items that I need with tea.

The thing that really gets many of us down during these rough times is that, as a coworker of mine said the other day, there is no 'retail therapy'.  So why not get your girlfriends together(you can do this too, guys, I guess?) and swap clothing and accessories? It's a great way to get something new and it won't cost you any cash.

Bartering/trading not only gets you the goods that you need, it also keeps those goods from ending up in the landfills, so you're saving the earth as well.

There are many websites for bartering and trading; here are just a few:

1. www.swaptree.com: Trade books, DVDs, or video games

2. www.bookins.com: Also a place for trading books, DVDs, etc

3. www.barterquest.com: Trade just about anything here

4. Swaptreasures.com: Same as above-looks like fun!

...and one that I just found that really might come in handy for the holidays:

5. Toystotrade.com: For the little ones in your life. You can also donate your unused toys to charity through this site.  Imagine all the decluttering you can do, and if your child is old enough he / she could go online and pick out their own toys to donate and trade.

Finally, don't forget the big ones...Freecycle.org will send you e-mails every time something is posted in your area.  And Craigslist is a great resource for free and barter items.

Now, if you'll excuse me, I'm off to go do some swapping shopping!
