I would add to that a question: What do 95% of buyers do when they see a For Sale By Owner?

The very first thing is they do is discount the asking price by 5% - 6% BEFORE they start negotitating. Why? Beacause the seller isn't paying a commission. So are you really saving anything by selling it yourself or is it costing you?
